Did you know that a Mortgage Valuation is not a survey; it is a limited check on the property that your mortgage lender, (bank), carries out to ensure it is worth the money they are lending to you.
Lenders may provide a copy of the mortgage valuation to the buyer but it is unlikely to cover items of detail which would be picked up in a survey. It is still advisable and prudent to arrange a survey by your own surveyor.
The consumers' association Which? magazine and the Council of Mortgage Lenders both give this advice.
The Mortgage Valuation report is prepared for the lender - not for you, the borrower. You cannot rely on it to answer the questions which concern your personal interests.
There may be problems in the property that would cost a huge amount to put right and they will not appear in the Valuation Report. This is why it is really important you have a RICS Surveyor who is fully qualified to carry out a detailed survey before you commit to purchase your home.

When I needed a home buyers survey done for my parents new dwelling I was signposted to JPR surveys by my mortgage broker and JPR Surveys did not disappoint. After reading some reviews online on other companies I was quite scared to just go with anyone as I needed the survey report to be taken seriously as it was going to be my parents forever home after all. It was in fact the reviews left on here that made me want to go with Paul as there were lots of positive comments. From the outset I had peace of mind when Paul agreed to carry out our survey and the report which is the most important thing was very thorough and we could have also used it to get a little more discount on the property in question had we wanted to make things long, but the most important thing for us was that we were aware of problem areas and what to budget for.

We had two properties surveyed by Paul on the same day. Prior to his appointment, Paul kept us informed of his requirements such as payment, by email and provided a comprehensive brief on what the surveys would entail. On the day of the surveys he spent around 2 - 2.5 hours surveying each property, (both bungalows). He gave a verbal, bullet point, debrief on each survey result & then followed this up with a comprehensive written report.
